Sell the Deal Before It Hits the Underwriter: How to Write Better Submission Notes

Mortgage Broker Notes

Good submission notes can make a big difference. They help us understand the full story, spot potential solutions, and cut down on unnecessary back-and-forth.

Think of your notes as your chance to sell the deal before it reaches the underwriter. You know your client best, so help us see what you see.

A Simple Submission Notes Template

Use this on your next submission:

  • Borrower: Employment and income, credit profile, and overall financial situation.
  • Property: Address, estimated value, occupancy, and current mortgage details.
  • Request: Purchase or refinance, mortgage amount, purpose, and closing date.
  • The Story: Why does your client need financing? What challenges are there, and why does the deal still make sense?
  • Exit Strategy: How does the borrower plan to repay the mortgage?

You don’t need to write a novel. A few clear paragraphs go a long way.

Keep It Short and Clear

Lead with the facts, be upfront about any challenges, and explain how you see the deal working. Notes that address the tough questions early tend to get faster answers.

Give Us the Chance to Review It

At Spark Mortgage, we want to understand the full story. Don’t rule out a deal before giving us a chance to review it. Send it over with good notes, and let’s see what we can do together.

Spark Mortgage accepts electronic submissions from FINMO, Filogix, Velocity & Mortgage BOSS. If you would like to discuss a deal before submitting to see if it’s a fit for us, contact an underwriter at underwriting@sparkmortgage.ca or (604) 515-4430 or learn more about our mortgage lending solutions.
