Generally, 75% is our maximum LTV, but we can go up to 80% on exception.

Our rates are determined on a case-by-case basis. Regarding fees, we charge 1% on 1st mortgages and 2% on 2nd mortgages, with a $2,000 minimum. Check out some of our recently arranged mortgages.

We offer 1st mortgages, 2nd mortgages, 3rd mortgages, HELOCs, and deposit loans.

We fund mortgages from as little as $50k up to $5M+

We lend province-wide in British Columbia. In Alberta, Manitoba, and the Territories, we focus on major urban centres.

We will finance residential homes, detached, townhomes, and condos. We also finance commercial, semi-commercial, vacant land, construction, acreage, mobile homes, lease land, and ALR.

We accept reports from most accredited firms across Canada to accommodate our wide lending area. While we don’t maintain a strict “approved list,” we do check against an internal exclusionary list. If you have an existing report or are unsure about a specific firm, just give us a call.

We aim to make renewals effortless. For eligible files, we typically do not require a new appraisal, and our standard renewal fee is capped at $1,000 or 25 bps (whichever is greater). We prioritize keeping your client with us for the long term.
